The best tiny house design software is Plan7Architect: you plan every inch with real walls, windows, doors, a roof, a sleeping loft and stairs, and the program creates the 3D model, sections and building permit drawings from the same plan. It is a one-time purchase for Original price was: $259.99.$169.99Current price is: $169.99., while Chief Architect Premier costs $1,995 per year and SketchUp Pro $399 per year. If you are looking for a free tool, Sweet Home 3D is the best option for a first layout of the interior.
In a tiny house, every few inches count. A tiny house on wheels usually has to stay within about 8 feet 6 inches (about 2.6 m) of width and 13 feet 6 inches (about 4.1 m) of height to be towed without a special permit, and a tiny house on a foundation often has to meet building code rules for ceiling heights and lofts. That is why many people outgrow simple room planners quickly. Below you will find the 7 best programs for designing a tiny house, free and paid, compared side by side.

What to Look for in Tiny House Design Software
A tiny house is a complete building on a very small footprint. The software has to handle the same elements as for a large house, only with much less room for error. These are the points that matter most:
- Exact dimensions: you need to enter lengths to the inch or centimeter and see the living area at any time. On a trailer, the outside width of the walls decides whether you stay within about 8 feet 6 inches (about 2.6 m).
- Real walls with thickness and layers: in a tiny house, a wall that is 2 inches (about 5 cm) thicker than planned takes space from every room. The wall build-up should be part of the plan from the start.
- Lofts, stairs and roof: most tiny houses use a sleeping loft under a gable or shed roof. You need to plan the loft as its own level, the stair or ladder up to it and the headroom under the roof.
- Code values for houses on a foundation: many US states and towns use Appendix Q (AQ in newer editions) of the International Residential Code for tiny houses up to 400 square feet (about 37 square meters), not counting lofts. It allows lower ceilings than a normal house, for example 6 feet 8 inches (about 2.03 m) in habitable rooms, and it has its own rules for loft size and loft stairs. Whether it applies to your project is decided by your local building department.
- Drawings for the builder or permit: floor plans, sections and elevations to scale, as PDF or DWG/DXF.
- Furniture and building services: built-in furniture, a compact kitchen and bathroom, and the electrical, heating and plumbing layout all have to fit into the same few square feet.
Room Planner vs. Building Planner: The Key Difference
Many free tools are room planners: you draw walls, drop in furniture and look at the result in 3D. That is enough to test a layout. A tiny house, however, is a building with a roof, a loft, stairs, a foundation or a trailer platform and walls that have a real build-up. A house planning program treats all of these as building elements and creates the construction drawings from them:
| Task | Room planner | Plan7Architect |
|---|---|---|
| Plan the walls | Walls with a simple thickness | Walls with thickness, layers and height |
| Add a sleeping loft | Second level or raised objects, if available | A separate floor level with its own floor height |
| Plan the stair to the loft | Place a stair model and resize it | Choose the stair type, the steps are calculated from the floor height |
| Build the roof | Limited or no roof tools | Choose gable or shed roof, the roof is constructed automatically |
| Check headroom in the loft | Estimate it in 3D | Check it in a section from the model |
| Drawings for the builder | Floor plan image or PDF | Floor plans, sections, elevations and permit drawings |
1. Plan7Architect: Best Overall Tiny House Design Software
Price: Original price was: $259.99.$169.99Current price is: $169.99. one-time purchase, lifetime license, no subscription
Platform: Windows desktop software
Best for: self-builders, homeowners and small builders who want to plan a tiny house on wheels or on a foundation, from the first sketch to permit drawings
Plan7Architect is a house planning program that works with real building elements. You draw a wall, and it has a thickness, layers and a height. You place a window, and the opening is created automatically. Every change in the floor plan updates the 3D model, the sections and the elevations at the same time, which is exactly what you need when you are moving a wall by a few inches to make room for a bathroom.

Every Inch Planned Exactly
You enter exact lengths, angles and distances, and the dimensions are created automatically. The living and usable area is calculated for you, so you always know how close you are to your target size. You can work in feet and inches or in meters and centimeters and switch at any time in the settings. With guide lines and virtual walls you can mark the outline of a trailer bed or the zones of an open room before you draw the final walls. Our guide How to Design a Tiny House Floor Plan Yourself shows the process from the first wall.
Loft, Stairs and Roof
Because you can add unlimited floors to a project, the sleeping loft becomes its own level with its own height. For the way up, the stair catalog contains straight, L-shaped, U-shaped, spiral and helical stairs. You enter the floor-to-floor height, and the program calculates the number of steps, riser height and tread depth. The roof is constructed automatically, whether you choose a gable roof, a shed roof or another type, and dormers can add headroom in the loft. In a section you then check how much standing room is left under the roof.

Built for Small Wooden Houses
Most tiny houses are built in timber. Plan7Architect includes timber construction tools and custom beam structures, foundation planning for houses on a foundation and custom windows and doors in exactly the sizes you need. Every element you create can be saved to the catalog and reused in your next design. These tools are included:
- Automatic roof construction for gable, hip, shed, flat and mansard roofs, including dormers
- Timber construction tools and custom beam structures
- Foundations, floors, ceilings and slabs
- Decks, terraces, balconies and railings
- Electrical, heating and plumbing planning
- Extensive furniture and object library, plus import from the SketchUp 3D Warehouse
- Terrain modeling with contour lines and sloped lots
- Plan variants to compare different layouts
Permit Drawings and 3D Presentation
Sections, elevations and plan sheets with title blocks are created from the model, and the program simplifies the creation of building permit drawings for a tiny house on a foundation. You print to scale, save as PDF or export as DWG/DXF for your builder. In the 3D walkthrough you move through your tiny house before it is built, and for photorealistic images and videos you export the model to Twinmotion with all textures. Pricing
You buy Plan7Architect Pro once for Original price was: $259.99.$169.99Current price is: $169.99. and can activate it on up to 3 PCs. For comparison: two years of SketchUp Pro cost $798, and one year of Chief Architect Premier costs $1,995.
2. SketchUp: Flexible 3D Modeling for Custom Tiny Houses
Price: free web version for personal use; Go $129 per year; Pro $399 per year
Platform: web browser, Windows and Mac
Best for: builders and makers who like to model every board and detail freely
SketchUp is very popular in the tiny house community. It is quick to start with, the 3D Warehouse offers thousands of models, and you can model a custom tiny house exactly the way you imagine it.
The flexibility comes with manual work. Walls, roof, loft and stairs are geometry that you draw and maintain yourself, and construction drawings require LayOut, which is only included in the paid plans. If that is your main concern, see our SketchUp alternative page.
3. Chief Architect Premier: Professional Residential Design
Price: $1,995 per year or $229 per month
Platform: Windows and Mac
Best for: professional designers and builders who sell tiny houses and need construction documents every day
Chief Architect Premier has automatic building tools for walls, roofs, stairs and framing, a large library and complete construction documents. For a company that designs tiny houses for clients, it is a strong tool.
For one tiny house, the subscription is hard to justify: a single year costs more than ten times the price of Plan7Architect Pro, and the program has a long learning curve.
4. Live Home 3D: Easy Home Design App with a Lifetime Option
Price: free version with limits; Pro lifetime license $149.99 (currently $129.99); Pro subscription $49.99 per year
Platform: Windows, Mac, iPhone, iPad and Android
Best for: homeowners who want an easy app for layouts and interiors on several devices
Live Home 3D is easy to use, works on desktop and mobile devices and shows your design in 2D and 3D at the same time. For trying out a tiny house interior, it is a pleasant tool.
It is made for home and interior design rather than construction. The free version is limited to two stories and adds watermarks, and construction drawings such as sections for a permit are not its focus.
5. Planner 5D: Quick Layouts in the Browser and on Mobile
Price: free plan; Premium $59.99 per year; Professional $399.99 per year
Platform: web browser, iOS and Android
Best for: quick visual layouts and furniture ideas
Planner 5D is easy to start with, has a large catalog and creates attractive 3D views of small rooms. It is a good way to explore how a tiny living space could feel.
For the building itself, its tools are limited: there is no automatic roof construction, no timber framing and no sections, and CAD export is only included in the Professional plan. See our Planner 5D alternative page.
6. RoomSketcher: Clean Floor Plans for Presentation
Price: free plan; Pro about $144 per year
Platform: web browser and apps
Best for: clear, attractive floor plans and 3D views for presentations
RoomSketcher creates very clean 2D and 3D floor plans and is easy to learn. For showing a tiny house layout to family, a builder or a buyer, the results look professional.
It is a floor plan tool, not a building planner. Roof, loft construction, timber framing and permit drawings are outside its scope.
7. Sweet Home 3D: Best Free Option for Interior Layouts
Price: free, open source
Platform: Windows, Mac, Linux and a browser version
Best for: a first free layout of the interior and furniture
Sweet Home 3D lets you draw walls and rooms in 2D, place furniture from a catalog and see the result in 3D right away. For testing whether a bed, a kitchen and a bathroom fit into a tiny footprint, it is a good free start.
For the complete tiny house it reaches its limits quickly: there is no roof tool, no terrain, no sections or elevations and no DWG export without additional plugins.
