Stock house plans usually cost $1,000 to $3,000 for a complete set of construction drawings, with many popular plans selling for around $1,200 to $2,000. A custom design by an architect often costs 8 to 15 percent of the construction cost, which makes a pre-drawn plan the cheapest way to get a buildable set of drawings, as long as the design already fits your lot and your family.
The plan price is rarely the final design cost, though. Most buyers add modifications, a CAD file, foundation changes and local engineering, and these extras can double the original price. In my experience, the real question is not “stock or custom” but how far the stock plan is from what you actually want.

How Much Do Stock House Plans Cost?
The base price of a stock plan depends mainly on the size of the house, the designer and the plan package you choose. Typical ranges in the US:
| Item | Typical price |
|---|---|
| Base plan, PDF or print set | $1,000 to $3,000 |
| CAD file instead of PDF | Clearly more than the PDF, $950 more in the example below |
| Minor modifications | $500 to $2,000 |
| Major modifications | 50 to 75 percent of a full custom design |
| Foundation change (crawlspace, walkout basement) | Around $350 per option at some plan sellers |
| Reversed (mirrored) plan with readable text | Around $250 at some plan sellers |
| Extra printed sets | $100 to $350 |
| Site adaptation for a difficult lot | $2,000 to $7,000 |
| Local structural engineering | $500 to $1,200 |
A real example: one single-story plan of about 2,540 square feet (about 236 square meters) at a large plan website currently costs $1,985 as a PDF and $2,935 as a CAD file, with $350 for each alternative foundation and $250 for a right-reading reverse. Add a few modifications and local engineering, and the design budget quickly reaches $4,000 to $5,000.
Plan Packages and Build Licenses Explained
When you buy a stock plan, you do not buy the design itself. You buy a set of drawings plus a license to build the house, usually once. The package you choose decides what you can do with the drawings.
| Package | What you get | Good for |
|---|---|---|
| Study set | One set marked not for construction, no build license | Reviewing the plan and getting rough bids |
| 5 or 8 printed sets | Printed drawings plus a license to build one house | Building the plan exactly as drawn |
| PDF file | Digital set, license to build once, permission to print copies | Most homeowners, minor changes through the seller |
| CAD file (often DWG or DXF) | Editable drawings plus a single-build license | Local designers or engineers who will modify the plan |
| Unlimited build license | Right to build the same plan several times | Builders and developers |
Pros and Cons of Stock House Plans
Advantages
- Low cost: a complete set for a fraction of a custom design fee.
- Speed: PDF sets are often delivered the same day or within one business day.
- Proven designs: popular plans have been built many times, and photos of finished houses are often available.
- Easy budgeting: builders can price a finished plan quickly.
Disadvantages
- Generic layout: the plan was designed for an average family, not for how you live.
- Not designed for your lot: orientation, views, slope, setbacks and driveway position are unknown to the designer.
- Local code and climate: energy rules, snow, wind or seismic loads often require changes and local engineering.
- Modifications add up: once you change rooms, rooflines and the foundation, much of the price advantage is gone.

Stock Plans vs. Custom Design vs. Designing Your Own
There are three ways to get your house plans, and each fits a different situation.
| Stock house plans | Custom design by an architect | Design your own with software | |
|---|---|---|---|
| Typical design cost | $1,000 to $3,000, plus modifications | 8 to 15 percent of construction cost, often $10,000 to $60,000 | Original price was: $259.99.$169.99Current price is: $169.99. one time for Plan7Architect Pro, plus any review or engineering |
| Fit to your lot | Generic | Designed for your site | Designed by you for your site |
| Fit to your family | Close, rarely exact | Exact | Exact |
| Changes | Paid modifications | Billed hours or included rounds | Unlimited, at no extra cost |
| Time to drawings | Days | Months | Depends on you, often weeks |
| Professional input | From the original designer | Throughout the project | Added where your local rules require it |
A stock plan is a good choice if you find a design that fits about 90 percent of what you want and your lot is simple. A custom architect makes sense for difficult sites and ambitious designs. Designing your own sits between the two: you get a plan that fits your family exactly, and you pay professionals only for the checks and signatures your building department asks for.
How to Decide Whether a Stock Plan Fits
- Check the footprint against your lot, including setbacks, driveway and garage access.
- Check the orientation: where the living areas, windows and outdoor spaces face on your site.
- List every change you would want, from room sizes to the foundation type.
- Get a modification quote and add the CAD file and engineering if needed.
- Compare the total with a custom design or with planning the house yourself.
If your change list is long, the stock plan is probably not the right starting point. Our room size guide helps you check whether the room sizes in a plan suit you.

Modify or Redraw a Stock Plan in Plan7Architect
You can also use a stock plan as a starting point and adjust it yourself. In Plan7Architect, you can import a floor plan image and trace over it to turn the drawing into a digital 2D and 3D model. If the plan seller provides a CAD file, you can bring it in through DWG and DXF import. Always stay within the license terms of the plan you bought.
From there you work with real building elements: walls with thickness, layers and height, floors, roofs with dormers, stairs and foundations. Move a wall, enlarge the kitchen or add a garage, and the floor plans, sections, elevations and 3D view update together. Automatic roof construction, terrain modeling for sloped lots and plan variants make it easy to compare the original layout with your version side by side.
Or skip the stock plan and design your own house from scratch. With the extensive furniture library, you can check in 3D whether every room really works before anything is built, and you can export the finished plan as DWG, DXF or PDF for your engineer or building department.
