SketchUp vs. Revit: Which Is Better for Designing a House?

SketchUp is the better choice if you want to model a house quickly in 3D, explore ideas and present concepts, while Revit is the better choice if you work in a professional team and need a full BIM model with coordinated construction documents. SketchUp Pro costs $399 per year, Revit costs $3,005 per year, and neither is made for a homeowner who simply wants to plan one house from floor plan to permit drawings.

The two programs are often compared because both are used by architects, but they follow completely different ideas. SketchUp is a flexible 3D modeling tool where you draw faces and push them into shapes. Revit is building information modeling (BIM) software where every wall, door and roof is an intelligent object with data. In my experience, the right choice depends less on features than on who you are and what you need to deliver at the end.

Key Differences Between SketchUp and Revit

3D Modeling vs. Building Information Modeling

SketchUp does not know what a wall is. You draw a rectangle, push it up to the wall height and cut openings into it. This makes SketchUp extremely flexible, because you can model anything from a chair to a curved roof, but every change to the house means editing geometry by hand.

Revit works the other way around. You place a wall type with a defined structure, a door family or a roof, and Revit knows what each element is, how it connects and what data it carries. Move a wall and the doors, dimensions, schedules and views follow.

Learning Curve

Most people can build a simple 3D model in SketchUp on their first day. The difficulty comes later, when exact dimensions, clean geometry and drawing sheets are needed. Revit is much harder to start with: families, views, worksets and templates take weeks to understand, which is why most users learn it at school or in an office.

Drawings and Construction Documents

In Revit, floor plans, sections, elevations and schedules are views of the same model, so drawing sets are consistent by design. In SketchUp, you create scenes and section planes and then assemble sheets in LayOut, which is only included from the Pro plan upward. For a full set of construction drawings, SketchUp needs considerably more manual work. Our article Construction Drawings in SketchUp: Is It a Good Idea? goes into the details.

Collaboration and Industry Use

Revit is built for teams: several people can work on one central model, and engineers can link their structural and MEP models. SketchUp is usually a single-user tool for design and presentation. Many offices use both, with SketchUp for early concepts and Revit for documentation.

SketchUp vs. Revit Price Comparison

Both programs are subscriptions. The difference in cost is large, especially over several years:

Plan Price per year Cost over 3 years
SketchUp Go (web and iPad) $129 $387
SketchUp Pro (desktop and LayOut) $399 $1,197
SketchUp Studio (Pro plus V-Ray and more) about $859 about $2,577
Revit LT about $560 about $1,680
Revit $3,005 $9,015
Plan7Architect Pro (one-time purchase) Original price was: $259.99.Current price is: $169.99. once Original price was: $259.99.Current price is: $169.99.

The free SketchUp web version may only be used for personal projects. Students and educators can get free education licenses for Revit, and SketchUp offers a free version for schools, but these licenses may not be used for commercial work.

Tip: Before you subscribe, think about what you need to hand over at the end. If it is a set of plans for a builder or the building department, choose software that creates floor plans, sections and elevations from the model, otherwise you will spend most of your time drawing them by hand.

Which One Should You Choose?

  • Choose SketchUp if you want fast 3D concepts, interior or furniture models, or presentation images, and you are fine with drawing plans manually.
  • Choose Revit if you work in or for an architecture or engineering firm, need BIM deliverables and can justify $3,005 per year.
  • Choose neither if you are a homeowner, self-builder or small contractor who wants to plan one house with exact floor plans and permit drawings. A dedicated house planning program is faster and far cheaper.

A Third Option for Planning a House: Plan7Architect

If you want the speed of SketchUp and the building logic of Revit for a single house project, Plan7Architect is worth a look. It is object-based like Revit: walls have a thickness, layers and a height, a window creates its own opening, and roofs are constructed automatically, including gable, hip, shed, flat and mansard roofs with dormers. At the same time it is made for beginners without CAD experience, and video tutorials take you from the first wall to the finished plan.

Floor plans, sections, elevations and the 3D model stay synchronized automatically, and dimensions are created for you. Plan sheets with title blocks for building permit drawings are assembled directly from the model, printed to scale, saved as PDF or exported as DWG/DXF. Terrain with contour lines, foundations, stairs, timber construction, electrical, heating and plumbing planning and area calculations are all built in, without plugins.

If you like the SketchUp 3D Warehouse, you can import its models into Plan7Architect, and for photorealistic images you export the house to Twinmotion with all textures. The price is the biggest difference: Plan7Architect Pro costs Original price was: $259.99.Current price is: $169.99. once, with a lifetime license that can be activated on up to 3 PCs, instead of $399 or $3,005 every year.
