House plan software lets you draw a complete house to scale on your computer: walls, doors, windows, stairs, roofs and floors, with exact dimensions and an instant 3D model of the result. Good house plan software works with real building parts instead of loose lines, creates floor plans, sections and elevations from one model, and exports your drawings as PDF or DWG so builders, designers and the building department can work with them.
For homeowners, builders and small design businesses, the most practical choice is a program made specifically for houses. Plan7Architect Pro is one example: it costs Original price was: $259.99.$169.99Current price is: $169.99. once, without a subscription, and covers everything from the first sketch to the permit drawings. In this guide I explain what house plan software should do, what a complete set of house plans includes, and how to draw your own plans step by step.

What Is House Plan Software?
House plan software is a type of CAD program built for residential buildings. Instead of drawing every wall as two parallel lines, you place a wall with a thickness, height and material. When you insert a window, the program cuts the opening into the wall automatically. When you move a wall, the dimensions, the rooms and the 3D model update with it.
That is the main difference to general CAD programs and to simple online room planners:
| Type of program | How you work | Best for |
|---|---|---|
| General CAD software | You draw lines, arcs and hatches; walls, doors and windows are only shapes | Technical drafting of any kind, mechanical parts, detail drawings |
| House plan software | You place real walls, openings, floors, roofs and stairs; plans and 3D are generated from them | Complete house plans, additions, remodels, permit drawings |
| Online room planner | You arrange rooms and furniture in a simple editor | Furniture layouts and quick room ideas |
If your goal is a house that will actually be built, you need more than a room layout: the plans must show exact wall positions, openings, heights, roof shapes and dimensions that a contractor can work from.

What a Complete Set of House Plans Includes
Many people think of a house plan as a single floor plan. In practice, a builder or a building department usually expects several drawings that describe the house from different directions.
| Drawing | What it shows |
|---|---|
| Floor plans | One plan per level with walls, doors, windows, stairs, room names, areas and dimensions |
| Site plan | The house on the lot, property lines, setbacks, driveway and terrain |
| Elevations | The outside views of each side of the house with window positions, heights and roof shape |
| Sections | Vertical cuts through the house showing floor heights, ceiling heights, stairs and roof construction |
| Roof plan | Roof shape, slopes, ridges, valleys and overhangs seen from above |
| Foundation plan | Footings, slabs or basement walls |
| Electrical and plumbing plans | Outlets, switches, lights, fixtures and supply lines |
Which drawings you need depends on your project and your local rules. A small shed may only need a simple site plan and floor plan, while a new home usually needs the full set, often with structural details from an engineer.
Features That Matter in House Plan Software
When you compare programs, these are the features that decide whether you can really finish a house plan with them.
Real Walls, Doors and Windows
Walls should have a thickness, height and layer structure, and doors and windows should create their openings automatically. This saves hours compared to drawing lines and makes later changes easy. If you are unsure about wall dimensions, our guide on wall thickness gives typical values.
Automatic Dimensions and Exact Input
Plans are only useful when the numbers are right. Good software dimensions walls and openings automatically and lets you type exact lengths and angles. It should also work in feet and inches as well as in metric units, so you can draw in the system your builder uses. You can read more about this in how to create floor plans with dimensions.
Roofs, Stairs and Multiple Levels
Roofs and stairs are where hand drawing and simple tools usually fail. Look for automatic roof construction (gable, hip, shed, flat and mansard roofs with dormers), stair tools that calculate rise and run, and support for basements and several floors in one project.
Instant 3D View
A 3D model shows you immediately if a room feels too narrow, if a window sits in the wrong place or if the roof looks right. Being able to walk through the house in 3D helps you and your family understand the plan long before anything is built.

Sections, Elevations and Permit Sheets
Sections and elevations should be generated from the model, not drawn separately. Then you can place them on a sheet with a title block, print them to scale or save them as PDF.
DWG, DXF and PDF Export
Builders, engineers and designers often work with DWG files. With DWG and DXF export you can hand your plan over without anyone having to redraw it, and with DWG import you can continue from existing drawings.
Terrain and Site
If your lot slopes, the software should model the terrain, ideally with contour lines. This matters for basements, walkout levels, driveways and terraces. Our guide on planning a house on a slope shows how this works in practice.
How to Draw a House Plan with Software: Step by Step
This is the order I use when I plan a house. It avoids most of the changes that cost time later.
- Collect your requirements. Number of bedrooms and bathrooms, room sizes, budget, lot size, setbacks and the maximum building height allowed in your area. Our room size guide helps with realistic dimensions.
- Set up the project. Choose feet and inches or metric units, define the levels and the floor and ceiling heights.
- Draw the exterior walls. Enter the exact lengths, so the footprint matches your lot and budget from the start.
- Add interior walls. Divide the footprint into rooms and check circulation: hallways around 36 to 42 inches (about 90 to 110 cm) wide are common.
- Place doors, windows and stairs. Check door swings and stair headroom in 2D and 3D.
- Create the roof. Choose roof type, slope and overhang, then add dormers if needed.
- Furnish the rooms. Furniture shows quickly if a bedroom really fits a bed and wardrobe or if the kitchen is too tight.
- Generate sections, elevations and the plan sheets. Add dimensions and room labels, then print to scale or export as PDF and DWG.
Can You Use Software-Made House Plans for a Building Permit?
In many areas, homeowners are allowed to submit their own drawings for smaller projects such as sheds, garages, decks or additions. For a complete new house, many building departments require plans stamped by a licensed architect or engineer, and structural calculations usually have to come from an engineer.

Even then, drawing the plans yourself is worth it. You arrive at the architect or designer with a finished floor plan, 3D views and exact dimensions instead of rough sketches, which saves meetings, revisions and fees. Always check with your local building department which drawings they need and who has to sign them.
What House Plan Software Costs
Prices range from free online planners to professional subscriptions that cost thousands of dollars per year. For a complete house plan, the comparison that matters is between programs that can produce full construction drawings:
| Software | Price (October 2026) | Cost over 3 years |
|---|---|---|
| Plan7Architect Pro | Original price was: $259.99.$169.99Current price is: $169.99. one-time | Original price was: $259.99.$169.99Current price is: $169.99. |
| SketchUp Pro | $399 per year | $1,197 |
| Chief Architect Premier | $1,995 per year | $5,985 |
| Revit | $3,005 per year | $9,015 |
Professional BIM programs make sense for architecture firms that produce plans every day. If you plan your own house, an addition or a few projects per year, a one-time purchase is far cheaper. Our software comparison shows how Plan7Architect compares in detail.

Common Mistakes When Drawing Your Own House Plans
Starting with Room Shapes Instead of the Footprint
Many first plans grow room by room until the house no longer fits the lot or the budget. Fix the outer dimensions first, then divide the space.
Forgetting Wall Thickness
Exterior walls are often 6 to 12 inches (about 15 to 30 cm) thick. If you draw rooms with their inner dimensions and add walls later, the house grows by several feet without you noticing.
Ignoring Stairs and Headroom
A stair needs much more space than most people expect, including the landing at the top and bottom. Plan it early, check the headroom in a section, and arrange the upper floor around it.
Too Few or Badly Placed Windows
A 3D walkthrough shows quickly whether rooms get enough daylight and where windows conflict with furniture or kitchen cabinets.
