Choose AutoCAD if you mainly need precise 2D drawings and DWG files, for example as a drafter, contractor or engineer who works with plans from many different sources. Choose Revit if you work in an architecture or engineering firm where a whole team builds one shared BIM model and derives all drawings, schedules and quantities from it.
Both programs come from Autodesk, and both are used for house plans, but they work in completely different ways. AutoCAD is a drawing program: you create lines, and you decide what they mean. Revit is a building information modeling (BIM) program: you place walls, floors and roofs, and the drawings are generated from the model. In my experience, this difference decides far more than the feature lists do. For homeowners and self-builders who plan a single house, there is also a third option that is often a better fit, which you will find at the end of this article.

AutoCAD vs. Revit at a Glance
| Feature | AutoCAD | Revit |
|---|---|---|
| Price | $2,095 per year or $260 per month (AutoCAD LT $540 per year) | $3,005 per year or $380 per month (Revit LT about $560 per year) |
| Type of software | General CAD for 2D drafting and 3D modeling | BIM software for buildings |
| Platform | Windows and Mac (toolsets on Windows), plus web and mobile apps | Windows only |
| How you work | Lines, arcs, blocks and layers | Walls, floors, roofs, doors and windows as building elements |
| Learning curve | Moderate for 2D drafting, longer for 3D | Long, BIM concepts and families take time |
| 2D floor plans | Drawn line by line | Generated from the model |
| 3D model | Modeled separately (not in AutoCAD LT) | Created automatically from the building elements |
| Sections and elevations | Drawn by hand, or partly generated with the Architecture toolset | Generated and always up to date |

| Changes | Every affected drawing is edited separately | One change updates all views |
| Architecture tools | Architecture toolset included in full AutoCAD | Core of the program |
| Team collaboration | File-based, DWG references | Worksharing on one central model (not in Revit LT) |
| Native file format | DWG, the industry standard for 2D exchange | RVT, plus IFC and DWG export |

Key Differences Between AutoCAD and Revit
CAD vs. BIM: Drawing or Modeling a Building
In AutoCAD a wall is two parallel lines, and a window is a block that you insert after trimming those lines. The software does not know that the lines form a wall. In Revit a wall is an object with a type, a thickness, materials and a height. It knows which floor it stands on and which roof it connects to. This is why Revit can create floor plans, sections, elevations and schedules automatically, while AutoCAD gives you complete freedom over every line.
How a House Plan Is Created
With AutoCAD you draw the floor plan first, then each elevation and section as separate drawings, and you keep them consistent yourself. If you move a wall by 2 feet (about 60 cm), you edit the floor plan, the elevations, the sections and the dimensions. With Revit you move the wall once and every view updates. The Architecture toolset in full AutoCAD closes part of this gap with intelligent walls, doors and windows, but it does not reach the depth of a real BIM model.
Learning Curve
Basic 2D drafting in AutoCAD can be learned in a few weeks, and the skills transfer to many other CAD programs. Revit takes longer: you have to understand families, types, views, levels and worksets before you can work efficiently. Revit pays off once you master it, but it is a serious time investment for an occasional user.
Collaboration and File Formats
DWG is the most common exchange format in construction, which makes AutoCAD the safe choice when you receive plans from many different partners. Revit is built for teams that share one central model and coordinate architecture, structure and building services in it. It also exports DWG and IFC, but the full value only appears when everyone works in the model.
Typical Users
AutoCAD is used across almost every industry: by drafters, civil and mechanical engineers, interior designers, contractors and many trades. Revit is used mainly by architecture firms and by structural and MEP engineers on larger building projects, often because clients or partners require BIM.
AutoCAD vs. Revit Price Comparison
Both programs are only available as subscriptions. These are the official US prices in October 2026, excluding taxes.
| Plan | Per month | Per year | 5 years (annual) |
|---|---|---|---|
| AutoCAD LT | $70 | $540 | $2,700 |
| AutoCAD | $260 | $2,095 | $10,475 |
| Revit LT | About $70 | About $560 | About $2,800 |
| Revit | $380 | $3,005 | $15,025 |
| AEC Collection (AutoCAD, Revit and more) | About $460 | $3,675 | $18,375 |
If you need both programs, the AEC Collection is the cheapest way to get them: it costs only $670 more per year than Revit alone and also includes Civil 3D, 3ds Max and Navisworks. For occasional use, Autodesk Flex charges 7 tokens per day for AutoCAD and 10 tokens per day for Revit, at $3 per token, which is about $21 and $30 per day. Students and educators can use both programs for free with an education license.
Which One Should You Choose?
- You draw 2D plans and details and exchange DWG files with many partners: AutoCAD LT or AutoCAD.
- You need 2D and 3D across different industries: full AutoCAD with its toolsets.
- You work in an architecture or engineering firm with BIM projects: Revit, or the AEC Collection if you also need AutoCAD.
- You are a solo designer who wants BIM for small buildings: Revit LT.
- You are a homeowner, self-builder or small contractor planning a house: a dedicated house planning program, as described below.
A Third Option for Planning a House: Plan7Architect
If you want to plan your own house, neither of the two Autodesk programs is a perfect match. AutoCAD makes you draw everything by hand, and Revit is a professional BIM system for teams that costs $3,005 every year. Plan7Architect combines the object-based approach of Revit with a much simpler workflow and a one-time price of Original price was: $259.99.$169.99Current price is: $169.99., with no subscription.
You plan with real building elements: walls with thickness, layers and height, floors, ceilings, slabs, stairs, foundations and beams. When you place a window or door, the opening is created automatically. Floor plans, sections, elevations and the 3D model are always synchronized, and dimensions are created automatically. You can enter exact lengths and angles and switch between imperial and metric units at any time.

Plan7Architect also includes the tools a house project needs beyond the walls:
- Automatic roof construction for gable, hip, shed, flat and mansard roofs, including dormers
- Terrain modeling with contour lines and sloped lots
- Timber construction tools and custom beam structures
- Electrical, heating and plumbing planning
- Decks, terraces, balconies and railings
- Living and usable area calculation and plan variants
For the building department, you can create sections, elevations and plan sheets with title blocks with a simplified workflow, print them to scale or save them as PDF. DWG and DXF import and export keep you compatible with architects and engineers who use AutoCAD or Revit. For photorealistic images and videos, you export the model to Twinmotion with all textures. The license can be activated on up to 3 PCs, and video tutorials help you get started without CAD experience.
